How we run email: four steps

Step 1. Auditing the database

We look at what is there: the size of the database, the sources, the consents, the contact history. Then we segment by deal stage, market and language. An unsegmented database is the main reason for low open rates and spam complaints.

Why the database decides everything

A property buyer studies the market themselves, and for a long time: according to CEB/Gartner, a person covers 57% of the path to a decision before contacting a salesperson. All that time they are comparing properties, reading and hesitating — and they choose whoever happened to be there with the right answer at the right moment.

Frequently asked questions about email marketing

Our open rate is low. What is wrong?

Almost always it is an unsegmented database and identical emails sent to everyone. We start with segmentation and deliverability — domain, signatures, unsubscribe — and the response goes up. Open rate is not the goal in itself, though: the goal is enquiries from the database.

Isn't this spam?

No. We write with consent and according to the buyer's stage of readiness, in line with data protection rules in the EU, the UAE and Türkiye, with an unsubscribe link in every message. Spam damages both deliverability and the reputation of the domain.

We do not have a CRM. Will you still take it on?

Yes. We can work the database and the email separately, and if you need the website linked to a CRM with one history per contact, that is the lead nurturing service.

How much does it cost?

Email marketing starts at €500 a month: segmentation, sequences, triggered emails and analytics. The exact figure depends on the size of the database, the number of segments and how deep the CRM integration goes. The sending platform is paid for separately at its own rate.

How soon will there be a result?

The first reactivations and enquiries come from the very first sequences to the warm and dormant segments. But email is planned around the sales cycle: in real estate it has grown to nine to twelve months, and the job of the database is to carry the buyer to the deal over that period, not within a week.

Are the emails written by a robot?

Sending and triggers are automated, but the sequences and offers are put together by our team for your brand and your market. Automation strengthens sales and marketing; it does not replace a real conversation with a buyer.
